Dynamic pricing is one way we stay ahead of the competition. Dynamic pricing is an automated process that takes into account many factors such as area occupancy, events, booking window, etc. to ensure properties are priced to maximize revenue.  Our guests and owners enjoy our mobile app that provides specific reservation details, GPS directions, local recommendations and more. We also use the app as a marketing tool to offer extended stay specials, ski packages, and platforms to get instantaneous price quotes on properties. Our email marketing software is highly intuitive and offers the capability to view specific analytics on every send. With a subscriber list of over 15,000 people, we use this information to segment potential guests and send targeted emails for specific properties, holidays, etc.

The largest investment in our rental program marketing is our new website. This site is mobile responsive, which is a necessary feature for the vacation rental market. Our website facilitates an easy online booking experience on any device. It has a comprehensive packaging module to pair local offerings and events with lodging.

Along with our new website, RMG uses a multi-channel listing approach to bring more traffic to your property. Distributing our rental homes to major industry booking engines like VRBO, HomeAway, and Flipkey allows us to reach a higher volume of travelers. We also list properties with Winter Park Resort Central Reservations and Granby Ranch Central Reservations. Allowing these local ski resorts to act as online travel agents is a great way to increase traffic to your property page resulting in more inquires and bookings. We take the time to stage each home for marketing photoshoots. All rental properties have their own designated landing page featuring full size HDR photos that truly enhance the beauty of your home.

This industry is constantly evolving, and our team stays ahead of the curve on marketing trends. Our marketing department attends hospitality and vacation rental conferences throughout the year, as well as monthly industry webinars, which cover a variety of topics from industry booking trends, software updates, and training. We designate time and resources for pay-per-click (PPC) advertising, SEO (search engine optimization), social media advertising, as well as lead management tools. Two convenient check-in locations, seven days a week

Our guest services team is made up of highly trained professionals, who know Grand County inside and out. We have two convenient check-in locations — one in Winter Park and one in Granby. We make ourselves available to our guests and owners by offering extended hours (including weekends and holidays) and having 24/7 on-call assistance. Having a full time, year round, dedicated staff allows us to capture rental inquiries, last-minute bookings, and walk-ins. They promptly address all guest requests before, during, and after their stay and act as a central point of communication between housekeeping and maintenance departments. Our guest service agents are local experts and assist guests with vacation planning details by providing local recommendations and offering specials through our local business partnerships.

Rooms Quality

Protect your investment on the inside and out

Our Rooms Quality Department is made up of our maintenance and housekeeping personnel. This team of highly trained individuals is dedicated to protecting your investment on the inside and out. Along with routine cleaning and maintenance, our team does in-depth annual property inspections throughout the home. Our rental program manager will then examine all of the departmental notes and review them with you. At this time we will discuss recommended upgrades, your unit rating, and goals for the next year.

Maintenance technicians are licensed and certified pool operators. They provide grounds maintenance which covers landscaping, snow removal, and trash removal. A maintenance technician is on site until 10 pm every day and on call 24/7. Our housekeepers are dedicated to quality upkeep on the inside of your home. We clean and inspect your property prior to every arrival, including your own. A rental inventory is taken at onboarding and verified throughout the year. Linens, towels, and starting supplies are placed in your unit for every reservation at no additional cost.

Accounting and Administrative Services

Our accounting department issues detailed monthly statements, 1099 forms, and is lodging and sales tax compliant. Your information is safe with us on our highly secured server.

Owner Information

We set you up for success

We set goals and strategize with each owner to understand what you’re expecting from us as property managers, and how we can exceed those expectations. You will be provided with an owner login to our secure online booking engine. This will allow you to view reservation details, revenue reports, and the ability to block out future dates for personal stays. Commission is split and subject to change based on your home’s size, location, rating, and upgrades.
